White Oaks on the Lake

Terms and Conditions


Class A Motor coaches, Class B Motor coaches, Class C Motor coaches, teardrop and travel trailers are allowed in the Lower Village.  Please note that in the future White Oaks on the Lake will be restricted to Class A Motor coaches, Class C Motor coaches with a minimum length of 32′ and must be no older than 20 years at time of arrival for the Lower Village. Please check policies in the future as they may change from season to season.  Class A Motor coaches, Class B Motor coaches, Class C Motor coaches, popup campers, teardrop trailer and travel trailers are allowed in the Upper Village.

YOUR RESERVATION

PAYMENT: 

A credit/debit card is required to secure your reservation and bookings are only accepted online. Your balance is due on arrival.  A payment amount equal to one night’s rent will be taken to secure nightly and weekly reservations.  A payment of $100 will secure monthly reservations on RV sites and three nights rental for cottages. Only when the office is open, bookings can be taken in person with cash payment, no checks will be taken.

RENT, OCCUPANCY, UTILITIES & MISC CHARGES: 

Rental rates are based on a 4-person occupancy for RV sites, cottages and tent sites.  Additional guests are charged an additional $5/night.  Outside visitors are charged a $5 daily access.  The maximum occupancy for each lot is 6 persons, regardless of age.  Among the charges found on your confirmation are Rent, Taxes, and Utility Fees (if applicable*.)  Other fees may include, but are not limited to: visitor use fees, special events, cleaning/damage fees.

*Nightly & Weekly rates include ALL utilities.  Monthly rates do NOT include any electric fees.  If you are billed the monthly rate, your meter will be read prior to your arrival and on the day of your departure.  ALL electric used will be billed in addition to the monthly rate at $0.16/kw and applied to the guest’s credit card on file at the end of the month. 

CHANGES AND CANCELATIONS:

White Oaks on the Lake require a 72 hour notice for changes or cancelations to nightly/weekly rentals.  A 30 day notice is required to cancel monthly reservations.  If a cancelation is not submitted within the stated time, guest will forfeit the payment amount remitted at the time of booking.  If advance notice is given within the stated time, guest will be refunded amount paid at booking, less the processing fee. ($10 fee for nightly/weekly cancelations.  $30 fee for monthly cancelations).

REFUNDS:   

No refunds are issued for early departure except for in the event of a government mandated evacuation due to inclement weather.

YOUR ARRIVAL

HOURS OF OPERATION: 

White Oaks on the Lake office hours may vary according to season.  Standard operating hours are 9:00 AM -5:00 PM Monday through Friday, 9:00 AM – 4:00 PM Saturday, and 12:00 PM -4:00 PM on Sunday. 

CHECK IN:

All guests are required to check in at the White Oaks on the Lake office to pick up your rental packet and/or Cottage keys.  Check in time begins at 3:00 PM.  Early check-ins may be scheduled by contacting the Front Desk. An Early check in fee of $10 may be applied to arrivals before 11:00 AM. 

AFTER HOURS CHECK IN: 

Please notify us if you plan to arrive after business hours.  We will need to make arrangements for late check-in.  If special arrangements are not made for a late check-in, guests who are arriving after office hours are required to check in at the office the following morning. 

LOT AVAILABILITY:

White Oaks on the Lake makes every effort to keep reservations according to requested specifications whenever possible.  However, such requests are not always possible to accommodate.  In such cases where lot assignments are moved, substitutions will be as similar to that of the original accommodations, including size and location, where possible.  White Oaks on the Lake reserve the right to change lot assignments without notice.  No refunds or reservation discounts will be given due to changes in resort or lot specific amenities. 

MAINTENANCE: 

Any maintenance concern on your lot and/or cottage should be reported within two hours from check-in where possible.  Though every effort will be made to correct the working order of any lot and/or cottage specific appliance or amenity and/or resort amenity including pool and hot tub, we do not guarantee their availability or service.  No adjustments will be made due to maintenance issues, nor will any refunds be offered.

MANAGEMENT: 

We treat all parties honestly, fairly and in good faith.  WE RESERVE THE RIGHT to refund payments, refuse rental, or to discontinue occupancy if in our judgment, your occupancy is detrimental to the property.  We reserve the right to enter premises at any time for the purpose of inspection, repair, management or showing.  Property may not be used for any unlawful purpose.  By renting a lot or cottage you are assuming all risk of and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises both latent and manifest.  White Oaks on the Lake will NOT be responsible for accidents or injury to guest or loss of money or valuables of any kind.  

USE RESTRICTIONS:

All boats, bicycles, trailers, equipment or other such similar items shall be kept as to conceal them from view of neighboring property and any roadways or streets.  Seasonal rentals shall provide their own toy box storage to conceal out outdoor items not in use. One (1) licensed motor vehicle, in addition to the RV, may be parked on the RV pad in the Lower Village.  Two (2) licensed motor vehicle, in addition to the RV, may be parked on the RV gravel site in the Upper Village.  No cars are allowed at tent camping sites, all cars for tent camping will be required to park in the lower village on the gravel lot by the tennis courts.  No clothes, sheets, blankets, laundry, or other such articles shall be hung or exposed outside of any RV.   No tents, sheds, or other structures may be used at any time on RV sites.  These restrictions do not encompass the full list of restrictions pertaining to resort guests.  Guests are responsible for all behavior of children. All children under the age of 14 years must be accompanied by an adult 18 years or older.  In order to insure safety after dark, please carry a flashlight. No bike or scooter riding after dark.

Collecting firewood or cutting down standing trees is not permitted anywhere on site. You can purchase firewood at the office.

Trash:

Please place all garbage in designated dumpsters located in two locations in the Lower Village.

Quiet Time:

10:00pm to 8:00am, Monday thru Sunday

Fireworks and Firearms:

No fireworks of any kind and/or firearms are allowed on property, including BB guns, Airsoft guns and pellet guns.

Smoking:

Smoking is NOT allowed in any cottage. 

Violation of these guidelines:

Grounds for ejection from the park without refund.

YOUR DEPARTURE

CHECK OUT: 

Check out time is 11:00 AM on your departure date.  Cottage keys must be turned in at the Office or guests will be charged a $50 replacement fee. Guests departing after 11:00 AM will be subject to a late check out fee of $50. Extensions beyond 3:00 PM will result in a charge equal to one night’s rent plus tax.  White Oaks on the Lake reserves the right to take possession of the property in the event of non-payment and/or holdover.  It is vital that checkout be strictly observed so management can prepare the property for incoming guests.

LOST AND FOUND: 

White Oaks on the Lake is not responsible for items left on property or common areas.  Retrieved items will be returned at Guest’s expense.

PROPERTY CONDITION: 

White Oaks on the Lake Management requests each guest to take a measure of care with the property you have rented.  Each property will be inspected upon departure for cleanliness and damage.  Units where excessive cleaning is required may result in additional fees being applied to your reservation.  Damage charges will be assessed after departure and upon appropriate cost determination being made.
